This area is part of the “Dark Sky Community,” the largest in the world.  Astronomers and star-gazers come from everywhere to sit under the night sky.  This property is pretty flat, so building anywhere on the land is a plus.  Terlingua Ranch has no restrictions, so you can do whatever you wish or nothing at all.  Light restrictions are county regulations to preserve the night sky.

Electric is not on the property, and getting easements from neighbors’ land is usually unproductive. Solar and generator are the means of power. Water catchment is relatively inexpensive and the best way to store water. A few people in that area will deliver you water, or you can buy water at the lodge.

The Lodge is about 16 miles to the east on a paved county road for all but 3 miles. The main office, swimming pool, cabins, RV & Tent camping, “Bad Rabbit Cafe,” and even a dirt strip for fly-in guests.  The main office has a knowledgeable and friendly staff.  They do not show properties or sell properties.  The ranch sold out in the late ’60s and early ’70s.  The ranch has a road fee of $210.26 for 2023 which helps to keep the road equipment up and running..

We will not sell your property without going through the title company. Closings can take as much as 45 days to close & depending on the research, could take longer. You do not have to be here for closing, as most are done by FedEx and wire transfer.
