This property backs up very close to the 9 Pt Mesa Fence Line. It has a road in it. He bought it recently, but a family emergency forced him to change his plans & sell. He was planning to build his home and live on the property.

The elevation is 3415 to 3433, which offers distant views of surrounding mountain ranges.  Being off the grid, the best way for utilities is solar and water catchment.  Dark Sky provides excellent viewing for photographers, astronomers, birdwatchers, and wildlife lovers. Our office will take you up there with scheduling in advance. Bring your high-clearance auto, plenty of snacks, water, and, of course, your cameras. 8-10 ply tires are recommended.   You may build what, if, and when you want. Just remember to be courteous with your lights.

Terlingua Ranch is a vast area that offers cabins, a cafe, a swimming pool, RV and tent camping, and a dirt runway for those who choose to fly in. A maintenance fee of $219.26 per year is due in March of every year, which helps cover expenses for caring for the roads. The ranch has no gas sales, so keep that in mind when you drive around.

When you get your paperwork from the title company & when you buy ANY properties in Brewster County, it will show exceptions, easements, etc. There is one covered exception about the Tigua Indians saying they lay claim to your land. The title company will insure against that. In the 80s, the Tigua Indians wanted to build a casino in El Paso. They were denied since the land they wanted to use was never on a reservation. You cannot make a casino in Texas, period! So they went to Washington & filed a claim to all properties in 6 counties that they owned all that land. It is just more of an aggravation than anything else. That is a covered risk by the title company. You must sign a paper saying the title company has told you this.  They would have to take ALL 6 counties at one time. I have the entire court case in my office & will be glad to share it with you if you have time to read it. So, this is just an FYI notice.
