Please call us well in advance to schedule a showing as we stay booked up sometimes a week in advance. We do not show on Sundays. The ranch has a maintenance fee of $182+ a year due in March. This amount may change each year just a little bit to cover the cost of living. This fee takes care of keeping the equipment in shape and takes care of your roads. There are over 1400 miles of Terlingua Ranch that they have to keep maintained, so it is a full-time+ job. Watch the weather as it can change quickly, so we recommend dressing in layers like they do in Alaska. Bring plenty of water, snacks and plan to spend the entire day visiting this and other properties. It is not necessary to bring a 4-wheel drive, but a high clearance auto is a must. Feel free to ask questions. We are here to help. This property has no survey, but our office has done the GPS and maps, even though we are not licensed, surveyors. Get a survey by a licensed surveyor before building anything permanent. We have people ask about minerals. There are no minerals to worry about as this is not a gas or oil area, thank goodness. The seller conveys what they own IF they own any at all. Water is called "the law of capture" meaning you can drill as many wells as you can afford, but since there is no electricity here or near, solar and water catchment are the best ways to get utilities. Drilling a well will cost about $40 a foot and that adds up to a bunch and it is still that price whether it has water or is just a dry hole. We have no aquifer here, such as the Edwards Aquifer in San Antonio. Water goes up & down in the volcanic formations. Taxes on this are $232 for the year 2020. The elevation is 3442 tp 3648.
