Prime Investment Opportunity: 10 Acres Bordering Big Bend National Park
Block CS (Cedar Springs) Surveys 3, Tracts C1 & C2, each a 5-acre tract, are off-grid, unimproved, and unrestricted, with no recent survey. These unique 5-acre tracts border the National Park, offering a remote and off-grid living experience. Please note that this border is not a legal entrance to the Park. Some of this property is actually in the park. The fence was not put up as a boundary but for convenience years ago by the National Park. This does not mean you can remove the fence or use the park’s property.
Prime Investment Opportunity: 10 Acres Bordering Big Bend National Park
Seize this rare chance to own 10 acres of untouched land in the stunning Terlingua Ranch. Two connecting 5-acre tracts offer unparalleled views and direct proximity to Big Bend National Park. Located in the lower Cedar Springs area on Powell Road, this property promises a remote and serene escape for nature lovers and adventurers alike.
This area is a picturesque landscape covered with native grass and cacti. The soft sand, requiring a 4-wheel drive, adds to the property’s natural charm.
Be sure to bring your cameras and telescopes to enjoy the beauty of the dark sky. There are many species of wildlife.
Terlingua Ranch is a large ranch developed in the late ’60s. Its maintenance fees cover road maintenance. Two thousand twenty-four, the costs are $219 per year, due in March. This is a POA, not an HOA.
The ranch offers cabins, a swimming pool, a cafe, and even a dirt runway to accommodate fly-in guests. However, the ranch does not sell fuel; Study Butte and Alpine are the nearest fuel.
********************************
When you get your paperwork from the title company & when you buy ANY properties in Brewster County, it will show exceptions, easements, etc. There is one covered exception about the Tigua Indians saying they lay claim to your land. The title company will insure against that. In the 80s, the Tigua Indians wanted to build a casino in El Paso. They were denied since the land they wanted to use was never on a reservation. You cannot make a casino in Texas, period! So they went to Washington & filed a claim to all properties in 6 counties that they owned all that land. It is just more of an aggravation than anything else. That is a covered risk by the title company. You must sign a paper saying the title company has told you this. They would have to take ALL 6 counties at one time. I have the entire court case in my office & will be glad to share it with you if you have time to read it. So, this is just an FYI notice.
Please call us in advance to schedule a showing. We plan on allowing a whole day to preview this remote location. You can bring your high-clearance auto. Our hours are 9-5, Monday through Friday, and we are available on Saturday by appointment only. On Sunday, we do not show the property at all.
We encourage you to ask questions and seek clarification on any aspect of the property. Your understanding and satisfaction are our top priorities.
We are excited to see you soon.
