Cedar Springs is an area North of the Terlingua Ranch Lodge. It is high in elevation and scenic, surrounded by 9 Points Mesa, Rosillosa Mountains, and back to the South towards the National Park. There is abundant wildlife and beautiful desert flora.  You may occasionally see elk that pass through from Chalk Draw and 9 Points Mesa.

There are no restrictions except for lights. You want to keep the sky dark to avoid disturbing the night sky. Bring your cameras and telescopes. The lodge is located about 12 miles to the southwest, give or take a few. High clearance auto is recommended. This is not a passenger car country.

This property is not surveyed or close to any utilities. Please bring plenty of water, especially this time of year, as it is very hot. Children will love to find rocks, arrowheads, and various treasures.  A good pair of boots or tennis shoes will protect your feet.

The lodge offers a swimming pool, cafe, RV and tent camping, and comfortable cabins. For fly-in guests, there is a dirt airstrip. There are no gas sales or electric chargers here.

Taxes are low, $261 per year based on 2023 values, and $219 maintenance fees to take care of the roads.

All our sales go through the title company to ensure a clear title. Closing takes around 45 days; you do not have to be here for closing. That is done remotely. Funds are made remotely and sent directly to the title company by wire transfer.

When you get your paperwork from the title company & when you buy ANY properties in Brewster County, it will show exceptions, easements, etc. There is one covered exception about the Tigua Indians saying they lay claim to your land. The title company will insure against that. In the 80s, the Tigua Indians wanted to build a casino in El Paso. They were denied since the land they wanted to use was never on a reservation. You cannot make a casino in Texas, period! So they went to Washington & filed a claim to all properties in 6 counties that they owned all that land. It is just more of an aggravation than anything else. That is a covered risk by the title company. You must sign a paper saying the title company has told you this.  They would have to take ALL 6 counties at one time. I have the entire court case in my office & will be glad to share it with you if you have time to read it. So, this is just an FYI notice.
