Cedar Springs is on the West Side of the ranch road and east of Hwy 118. This tract is off gird, private, and very scenic. As you drive along Cedar Springs Road, you will be climbing in elevation (see an elevation in the post) Most of the roads in Cedar Springs are rock and do not have the benitoite soil you can find west of Hwy 118.
For photography, you will see all kinds of native wildlife, deer, quail, hogs, and, on occasion, elk that may roam through the neighborhood’s large ranches. It is legal to hunt on your property, but we recommend a larger property for safe conditions.
If you use Google Earth Pro, the GPS Coordinates will take you to the very spot. The Lat & Long is put in at the lefthand corner of the map, and you will just hit search. It’s a handy free app that’s available.
This desert country has very little vegetation for animals to graze. However, there is abundant wildlife, deer, audad, quail, and many other desert creatures. Our skies here are dark and a favorite for astronomers and night photography. The desert cacti have a bright show in the spring, starting with ocotillos, bluebonnets, daggers, Christmas Cacti, Yucca & prickly pear. You can occasionally find star cacti & Morman tea, also called Ephedra. For rock hunters, this property has some unique formations. The location is from Highway 118 S is 19.32 miles from the Terlingua Ranch County road. . It is private and offers dark skies for nighttime viewing of the galaxies. It is close to the National Park and State Park.
The word “draws” means some draws may run when it rains. The word draws means canyons, a place that may run when it rains, if it rains or perhaps not at all.
You can build what you want, when, and if you want, with No restrictions. It is recommended to get a survey before building anything permanent. Terlingua Ranch is platted and filed at the courthouse in Brewster County, and some properties have surveys, but not all of them. Our office will take you to the corners as we have them mapped out, but we are not surveyors. There are a couple of reliable licensed companies in our area.
Being off-grid means there is no electricity or water on the property. If you do not already have electric poles/services on your chosen property, then it is safe to say “close” means nothing. Electric companies do not “give” you easements, nor do your neighbors. Solar or generators are the best power sources, and water catchment is inexpensive and reliable compared to drilling a well. Some folks can assist you in setting these up when you are ready.
All sales are cash. Closing can take about 30-45 days from the date of the accepted contract. Of course, that is +- since we depend on holidays, FedEx, mail & other outside factors. We do close everything through title companies.
Just FYI- all funds are wired to the title company. Do NOT give cash or any form of currency to anyone upfront. The cost to close is for the buyers- $ 35+ filing fees, l-year maintenance fee & $450 escrow fee. That is what the title company charges for doing your work. The seller also pays an escrow fee. The title company pays these fees at closing for you. Not all title companies have the same fees, but this is what you can expect.
The Terlingua Ranch has a yearly road fee of $219, which changes some each year with the cost of living. The Lodge is located 16 miles off Highway 118 and is paved most of the way, with about three remaining miles not paved. They have cabins, RV and tent camping, a swimming pool, and a cafe. There is a dirt runway for fly-in guests. You will find the main office is staffed with friendly and helpful folks. They do not sell any properties as the ranch was sold out in the early 70″s. They maintain a very informative website that can answer some of your questions.
