Block 216, Section 2, Tract 4815, is very scenic, with 9 Pts. Mesa Ranch as a backdrop. This area is known asTerlingua Ranch is a vast development created in the late 1960s and early 1970s. It has roads to all parcels and is platted and filed at the courthouse in Alpine, Texas. A yearly maintenance fee covers the cost of keeping the roads in shape. This year, the fee is $219, due in March. At closing, these fees are pro-rated to the date of closing. We go through the title company on ALL sales. It may take up to 60 days to close. All sales are cash only. Banks will not lend on anything off the Highway or county road.
As you can see from the above photos, the desert is colorful. There is desert wildlife, including burros, quail, bobcats, deer, and occasional mountain lions. These creatures will not bother you; they just want to be left alone. The two longhorns were with a herd in the Aqua Fria area. The night sky is impressive, with a million stars twinkling. Cameras and telescopes are a must-have!
The ranch offers office-friendly staff, cabins, RV hookups, and tent camping. The lodge also has a cafe and swimming pool. For fly-in guests, there is a dirt strip. Restrictions are minimal except to be respectful of light pollution. This is a”Dark Sky” community, and we have astronomers who are professionals and amateurs alike.
It is wise to get a survey before building anything permanent. Several surveyors are located out of Alpine and can cost $1500 and up, depending on the parcel’s location.
Solar and water catchments are the best ways to have utilities. Septic tank installers are also available in Alpine & some in the Terlingua. Make sure you get a licensed surveyor and septic tank installer.
***********************************
When you get your paperwork from the title company & when you buy ANY properties in Brewster County, it will show exceptions, easements, etc. There is one covered exception about the Tigua Indians saying they lay claim to your land. The title company will insure against that. In the 80s, the Tigua Indians wanted to build a casino in El Paso. They were denied since the land they wanted to use was never on a reservation. You cannot make a casino in Texas, period! So they went to Washington & filed a claim to all properties in 6 counties that they owned all that land. It is just more of an aggravation than anything else. That is a covered risk by the title company. You must sign a paper saying the title company has told you this. They would have to take ALL 6 counties at one time. I have the entire court case in my office & will be glad to share it with you if you have time to read it. So, this is just an FYI notice.
Please call ahead to schedule a showing. We do not show on Sundays or Holidays unless it is by appointment.
Be sure to ask questions. It would help to know your plans for your new property and your budget.
Thank you.
